Neighborhood inventory is small enough that one sale can move an average. We look at the house, model, updates, lot and timing before calling anything a true comparable.
Source: JHG transaction records. Reporting period: January 1 through September 3, 2026. These figures cover seven closed Shipley’s Choice sales in which JHG represented the seller. At or above asking means the closed sale price met or exceeded the final list price; the percentage above asking is (sale price − final list price) ÷ final list price × 100. These figures describe JHG’s sales and do not measure the entire neighborhood market. Past results do not guarantee a future sale.
Our neighborhood results
Jen Holden and Megan Koppe live in Shipley’s Choice. Their read on the neighborhood comes from years of selling here, talking with neighbors and seeing how buyers respond to each home.
Source: JHG transaction records, January 2024 through September 3, 2026. The totals cover 20 distinct homes and 21 represented transaction sides. At 428 Red Birch Road, Jen represented the seller and Megan represented the buyer in the same sale. That home counts once in the home total and twice in the side total; its $850,000 sale price is included for each side in represented volume. Volume is rounded to the nearest $0.01 million. This is JHG’s production, not total neighborhood sales.
