Neighborhood inventory is small enough that one sale can move an average. We look at the house, model, updates, lot and timing before calling anything a true comparable.

Source: JHG transaction records. Reporting period: January 1 through September 3, 2026. These figures cover seven closed Shipley’s Choice sales in which JHG represented the seller. At or above asking means the closed sale price met or exceeded the final list price; the percentage above asking is (sale price − final list price) ÷ final list price × 100. These figures describe JHG’s sales and do not measure the entire neighborhood market. Past results do not guarantee a future sale.
